Real estate company Dream Unlimited has launched a $2.5 billion mixed-use master-planned community called Alpine Park in the deep southwest of Calgary.
The community, which will take about 15 years to build, is located at 146th Avenue and 37th Street S.W., near the new Ring Road and will include housing for about 10,000 residents as well as a Village Centre.
Michael Cooper, President and Chief Responsible Officer for Dream, said the company began assembling the land for the project in 1997 with the purchase of 320 acres.
“This is a very big time for us. It’s actually amazing that with an energy crisis, a health crisis, an economic crisis, after 23 years we’re launching in that,” he said.
Alpine Park is a 646-acre site. Home builders for the project will include Calbridge Homes, Cardel Homes, Genesis Builders, and Homes by Dream.
The Village Centre, still in the design stage, will be on about 100 acres and include a grocery anchor as well as other retailers and have multi-family and apartment homes.
“We’ll have a mix of housing units from single-family to attached homes. Most of our homes though will be laned product, not front-drive garage which makes us a little different,” said Tara Steell, General Manager of Dream’s Calgary Land Division. “Ninety per cent of our homes are laned. We have estate homes. We have move-up homes. We have starter homes. Then we have townhouses . . . What’s unique about them is they’re drive under. So the garage is underneath the unit and they will be accessed off the lane as well.”
“We envision a walkable community. From our village core, the bulk of our units are within an eight-minute walk to the village core. So the idea is we’re designing our community a little bit differently,” added Steell.
